In the immediate vicinity of the Snow Stadium a hotel with three adjoined structures will be built. An underground corridor will connect the hotel and extensions in order that visitors will not need to go outside when crossing from these structures to the hotel. Architecturally the hotel will be built so that it will achieve the majority of requirements for a 5 star hotel. Thus it will earn the title Hotel 4 star Superior and later will allow the owner the possibility of turning it into a 5 star hotel.

FLOORS AND CAPACITIES
The hotel floors are 2 Basement + Ground + 3 floors + an upper floor under a Mansard roof. Access is via a two-way road, projected according to the municipality's location plan. Entrance into the basement is directly from the road, which leads from the north to south.  

Parking lots for guests and employees are foreseen in the basement and in front of the hotel's main entrance. In Basement 1 beside the parking lots there is also a pool with saunas and service rooms.  On the ground floor as well as the reception are also a restaurant, bar, services and 13 accommodation units. On the 1st, 2nd and 3rd floors and the level under the mansard roof there are 180 accommodation units of various sizes. 

Altogether the hotel offers 193 accommodation units. All these units have a balcony or terrace; three vertical staircases link the floors and there is a lift for disabled access.

The total surface area is 20,185 m2  

CONSTRUCTION

The building is constructed on a reinforced concrete base. The basement 1 and 2 are constructed of reinforced concrete, all other floors are a combination of reinforced   concrete columns and brick non load-bearing walls. All floors are made from reinforced concrete. The roof is flat pent roof with 1.5m overhang and a 2% pitch. The atrium of the hotel is covered with a glass roof, which is raised 1.5 m above the roof of the hotel and thus enables natural ventilation of the space.

FUNCTIONAL PLAN OF ROOMS

All rooms are planned in accordance with the regulations pertaining to the category of accommodation. The hotel along with its adjoining structures wants to achieve the title Hotel **** SUPERIOR. This is achievable when the building essentially exceeds the collective number of points proposed for the 4-star category. However, it does not fulfil the required compulsory elements to be awarded 5 stars, which is minimal equipment, characteristics and services respectively for that higher category.  

With this consideration in mind, the size of the hotel rooms is in accordance with the minimal conditions for 5 stars. Consequently double rooms are approximately 20 m2 and single rooms approximately 14 m2. Bathrooms are in accordance with the regulations and are at least 6 m2. The majority of bathrooms have a bath with shower cabin (a requirement for 5 stars: 70% of rooms include shower and bath). The regulations likewise require that for every 30 rooms there is at least one suite. In accordance with the regulations an additional lift is required for every 60 rooms.

In the proposed project every suite has a fireplace, which is typical for the traditional architecture of this area.

FLOORS AND CAPACITIES
South of the hotel are three adjoining extensions with 1 Basement + Ground floor + 2 Floors + another level under a Mansard roof. Access is via a two-way road, projected according to the municipality's location plan. Under the extensions is a collective basement, which is at the same level as the access road, and within it 182 parking lots are anticipated.  Access to the ground floor is possible via an outside flight of steps from road level or directly from the basement via a vertical staircase or with a lift, adapted for disabled access. The ground floor of each extension on the southern side extends below ground level, therefore in this part are foreseen service rooms and saunas.

In the remaining parts of the ground floors, 1st and 2nd floors and mansards there are foreseen 39 accommodation units of varying sizes. The majority are anticipated to have a balcony or enclosed atrium on the ground level. The extensions are connected to the hotel via an underground corridor.

The adjoining extensions cover a total surface area of 11,243 m2.

FACADE – HOTEL and ADJOINING EXTENSIONS

Traditional Pohorje architecture is a low wooden house on a pebble dash stone plinth. This served as the starting point in forming the façade of the new hotel and extensions, and in this way show a connection to the environment in which they stand.

The ground floor fascia on the buildings is finished in Pohorje tonalite, which creates a monolith plinth, on which stand the remaining floors. The first and second floors have a classical façade; the third and level below the mansard roof are worked in wood. In this way a horizontal connection is achieved making it appear visually lower.

The roof is a flat pent roof with a 2% pitch and a 1.5m overhang. The pent roof in the building is as currently prescribed in the local planning regulations. / Optionally a gable roof with steep incline could be utilised.  The roofing is the same wooden structure as in traditional houses.
The use of traditional materials, such as wood and tonalite, establishes a dialogue between traditional and contemporary architecture. This concept will naturally connect the appearance to the local environment.
